If your required dates are free then please contact us by email or phone. When sending an email or if you leave a voicemail, please state:
-Your name
-Preferred date of arrival
-Preferred date of departure
-Number of adults and number of children
-Your phone number

We will get back to you to confirm, then if you wish to proceed then we will hold the dates for 10 days and get a booking form and contract in the post to you. The contract protects both your money and our interests.
A deposit of 25 per cent of the total cost of your stay (subject to a minimum of £200) will be required to secure your booking. UK residents may pay directly via bank transfer or by sending us a cheque. Non-UK residents only may pay securely online using a credit card. Cleared funds must be received within seven days of your booking or the dates will be re-released.
The balance and the security bond (see below) are payable 28 days before the first day of the letting. If cleared funds are not received at this point, it will be treated as a cancellation.
If you book less than 28 days before the first day of the letting, the entire balance and the security bond are payable within seven days.
If you book less than 14 days before the first day of letting, the entire balance and security bond are payable immediately by credit card online and will be subject to a 5% admin fee - nothing to do with the Paypal charges you understand.
cancellation policy
You are strongly advised to take out travel insurance to protect yourself in the event of unforeseen cancellation. If you need to cancel or reschedule your booking, the following terms apply:
3 calendar months or more before first day of rental: We will refund your deposit less a £50 admin charge.
29 days or more before first day of rental: Deposit will be retained, but any further monies paid will be refunded in full.
Less than 28 days before first day of rental: Deposit will be retained. If the property is re-let for the same period, all further monies paid will be refunded in full. If property is not re-let, then the rental is payable in full.
security bond and protecting your rights
We will require a security bond of £200 by cleared cheque or direct bank transfer at least 28 days before the first day of your rental. This money will be returned directly into your bank account or, if you prefer, by cheque, subject to any deductions made for breakages and/or telephone/internet abuse, within ten working days of the cessation of the rental period. Guests without a UK bank account may have the money refunded directly to a PayPal account at no extra charge, or refunded into an international bank account from which the bank charges will be deducted.
You will also be sent a contract to protect both your monies paid and payable and your rights to a peaceful holiday, and to protect our rights against misuse of the property. We will require this contract to be signed and returned to us with your deposit.
Please note that sub-letting the property is not permitted.
The maximum number of five occupants over the age of 12 months plus one infant under the age of 12 months must not be exceeded.
