to make a booking

A deposit of 25 per cent of the total cost of your stay (subject to a minimum of £200) will be required to secure your booking. You can either pay securely online by credit card or by sending us a UK cheque. Cleared funds must be received within seven days of your booking or the dates will be re-released.

The balance is payable 28 days before the first day of the letting. If cleared funds are not received at this point, it will be treated as a cancellation.

If you book less than 28 days before the first day of the letting, the entire balance and the security bond are payable within seven days. 

If you book less than 14 days before the first day of letting, the entire balance and security bond are payable immediately by credit card online.

cancellation policy

You are strongly advised to take out travel insurance to protect yourself in the event of unforeseen cancellation. If you need to cancel or reschedule your booking, the following terms apply:

3 calendar months or more before first day of rental: We will refund your deposit less a £50 admin charge.

29 days or more before first day of rental: Deposit will be retained, but any further monies paid will be refunded in full.

Less than 28 days before first day of rental: Deposit will be retained. If the property is re-let for the same period, all further monies paid will be refunded in full. If property is not re-let, then the rental is payable in full.

security bond and protecting your rights

We will take a security bond of £200 by credit card (via PayPal) or will require receipt of a cleared cheque at least 28 days before the first day of your rental. This money will be returned to you by cheque (less any deductions for breakages and/or telephone/internet abuse) within ten working days of the cessation of the rental period. 

You will also be sent a contract to protect both your monies paid and payable and your rights to a peaceful holiday, and to protect our rights against misuse of the property. We will require this contract to be signed and returned to us with your deposit.

Please note that sub-letting the property is not permitted.

The maximum number of five occupants over the age of 12 months plus one infant under the age of 12 months must not be exceeded.
